Foundation Crack Triage Tool: Cosmetic or Structural?
Width, direction and movement decide whether a crack is cosmetic, a water path or a structural problem. This sorts yours.
Not every crack is a crisis, and not every crack is harmless. Width matters, but direction and movement matter more: a hairline horizontal crack can be more serious than a wider vertical one. This tool sorts your crack and tells you who should look at it.
When this tool helps most
Use it the first time you notice a crack, and again after a few weeks of monitoring, before you let anyone sell you a repair.
How to use this tool
- Measure the widest point of the crack in millimetres.
- Identify the direction: vertical, diagonal, horizontal, or stair-step through block mortar joints.
- Mark both ends in pencil with the date, then re-measure in a few weeks to judge movement.
- Note whether water comes through it.
- Check whether the wall is bowing or leaning.
Worked example
A 2 mm vertical crack in poured concrete, stable, dry, in a wall that is not bowing, returns likely cosmetic or a water path only, and the note that narrow stable vertical cracks are common and often shrinkage. Change the direction to horizontal and the same crack returns stop and get a licensed structural engineer.
Understanding your results
The verdict is one of three: likely cosmetic, monitor and measure, or get an engineer. The tool escalates rather than reassures, because the cost of missing structural movement is far higher than the cost of an inspection.
Common mistakes to avoid
- Sealing a crack that is still moving, which hides the evidence an engineer needs.
- Judging by width alone and ignoring direction.
- Hiring the repair contractor before getting an independent opinion.
- Measuring once and never again, so movement over time goes unnoticed.
How to get the most accurate result
- Measure your own basement or crawl space with a tape measure instead of using typical sizes.
- Use the numbers printed on your product labels, manuals and data sheets.
- Change one input at a time to see which assumption matters most.
- Print or save the result and bring it to your installer or contractor.

Frequently asked questions
They warrant a professional look. Horizontal cracking often indicates lateral soil pressure on the wall, which is a structural question rather than a sealing question. Mark both ends in pencil, write the date beside it, and measure the width with a crack gauge. Re-measure after a few weeks and again after a wet season. Get the engineer first where there is any sign of movement. An engineer is not selling you the repair, so the specification is independent. Are horizontal cracks always serious?
