Worked example
800 square feet at $10 framing, $7 electrical, $9 walls, $8 flooring and $5 ceiling gives a $39 per square foot shell, which is $31,200. Add $1,200 of permits and a 15 percent contingency and the total is $37,260, or about $46.58 per square foot all in.

The per-square-foot figure at the bottom is the one to compare against quotes, because it includes the fixed items and the contingency. Changing one trade rate shows immediately how much that decision is worth.
